If you’re moving, you can sell the house on your schedule.

Close before or after your move, and leave behind what you don’t want. You can do most of it from a distance. A person on our team reads every request and gets back to you.

Step 1 of 3

What’s going on with the house?

Start here. You don’t need to give your address.

How the sale fits your move

You pick the closing date, so the sale can happen before or after you move.

  1. We talk

A person on our team calls you, wherever you are.

  2. We see the house

In person, or through photos from your phone if you’ve already left.

  3. You get a written offer

Read it on your phone, and show it to your family or a lawyer.

  4. You pick the closing date

Before your move or after it. Take what you want to keep, and leave the rest to us.

Closing is the day the sale becomes final. The title company or closing attorney pays off any mortgage from the sale and sends you the rest.

Compare your options before you decide

Selling to us is one of them.

Sell with an agent before you move

You may get a higher price, usually after repairs, but you keep the house ready for showings while you pack.

Sell with an agent after you move

You can move first, but the house sits empty while it’s on the market, and you keep paying for it.

Rent it out

You keep the house and become a landlord from a distance. Someone has to handle repairs and tenants.

Sell to a cash buyer like us

That’s us

A cash offer is usually lower than an open-market price. In exchange, you skip repairs and showings, and you choose the closing date.

If you’ve already moved

An empty house still has monthly costs: the mortgage, taxes, insurance and utilities.

Check your homeowners insurance. Policies often have rules for houses left empty.

You don’t need to come back for the sale to start. Send photos from your phone, or tell us who has a key.

What to have ready when we talk

  • Your moving date, if you know it
  • Whether there’s still a mortgage on the house
  • Who has a key, if you’ve already left

Our promises to you

  • We never ask you for a fee or a deposit.
  • Take the time you need, and show the offer to your family or a lawyer.
  • Your deed stays yours until closing.
  • We tell you what comes next before it happens.

Questions

Can we close after I’ve already moved?

Yes. You can close before or after your move. Most of the paperwork comes by text or email, and we’ll tell you what the closing requires in your state.

How soon can you close?

You choose the date. When we talk, we’ll tell you the earliest date that works for your house.

Can I stay in the house for a few weeks after closing?

Pick a later closing date instead. We don’t rent houses back to sellers after closing.

What do I do with the furniture?

Take what you want to keep, and leave the rest to us.

Can I change my mind?

Yes, until you sign. After you sign, the contract explains how to cancel, and some states add extra time by law. In New York, if you live in the house and you’re behind on payments, you can cancel until midnight of the 14th business day after signing.

Do you share my information?

No. We use it only to talk about your house, and we never sell or share it. When a sale closes, the new deed is recorded with the county, as it is for every home sale.

Tell us about your house when you’re ready.

It takes two short questions, and you don’t need your address to start.

We buy houses as they are in smaller cities across New York State, Pennsylvania, New Jersey, Connecticut and Massachusetts.
