If your house needs work, you can sell it as it is.

You don’t have to fix anything or clean it out first. Our own team handles the renovation after we buy it. A person on our team reads every request and gets back to you.

Step 1 of 3

What’s going on with the house?

Start here. You don’t need to give your address.

What selling as is means

You skip the work of getting the house ready for buyers. We still need a few things from you.

What you don’t have to do

  • Fix anything before the sale
  • Clean or empty the house
  • Get quotes from contractors
  • Hold showings or open houses

What we ask of you

  • Tell us what you know about the house’s problems
  • Let us see the house, in person or through photos from your phone
  • Read the offer and the contract, with a lawyer if you want, and sign when you’re ready

Compare your options before you decide

Selling to us is one of them.

Fix it and stay

If you want to keep the house, you can do the repairs over time. Some towns and states have repair programs for owners who qualify.

Fix it, then sell with an agent

You’ll usually get the highest price this way, after paying for the repairs and waiting for them to be done.

Sell as is with an agent

The price reflects the condition of the house, and it can take longer, with showings and inspections.

Sell to a cash buyer like us

That’s us

A cash offer is usually lower than an open-market price. In exchange, you skip the repairs and showings, and you choose the closing date.

How a sale to us works

We see the house, in person or through photos from your phone, and you get a written offer. Take the time you need, and show it to your family or a lawyer.

At closing, the title company or closing attorney pays off any mortgage on the house from the sale and sends you the rest. You choose the closing date.

After we buy the house, our own team handles the renovation.

What to have ready when we talk

  • The main problems you know about
  • Any notices from the city or town about the house
  • Whether there’s still a mortgage on the house

Our promises to you

  • We never ask you for a fee or a deposit.
  • Take the time you need, and show the offer to your family or a lawyer.
  • Your deed stays yours until closing.
  • We tell you what comes next before it happens.

Questions

Do you buy houses that need major repairs?

Yes, houses that need work are what we buy. Tell us what’s wrong when we talk, and we’ll tell you plainly whether we can make an offer.

Do I have to tell you about problems with the house?

Tell us what you know. Selling as is means you don’t fix anything, but some states require a written disclosure of known problems. For most homes built before 1978, federal law also requires a disclosure about lead paint. It doesn’t require you to test for lead or remove it. Your contract covers what applies in your state.

What if the city or town has cited the house?

Tell us when we talk and share any notices you’ve received. We’ll tell you plainly what they mean for a sale to us.

How do you decide the price?

We look at the condition of the house, the repairs it needs and recent sales nearby.

Do I need to clean out the house?

No. Take what you want to keep, and leave the rest to us.

Can I change my mind?

Yes, until you sign. After you sign, the contract explains how to cancel, and some states add extra time by law. In New York, if you live in the house and you’re behind on payments, you can cancel until midnight of the 14th business day after signing.

Do you share my information?

No. We use it only to talk about your house, and we never sell or share it. When a sale closes, the new deed is recorded with the county, as it is for every home sale.
